Plans to build new affordable homes for people with care and support needs on the site of a former school will be decided at Cabinet next week.
The development for the 1.6 hectare site at Worgret Road, Wareham, is part of Purbeck Gateway: a scheme which will provide homes, care and jobs for the local community.
The report for the site will be considered by members of the Cabinet on Tuesday 1 March.
The recommended development includes:
• An Extra Care Housing scheme – providing housing with onsite care and support for adults aged 18 and upwards
• Affordable housing – including Supported Living accommodation for residents of neighbouring Red Oak Court
• Space for a GP Surgery and community pharmacy
• Space for early years provision, incorporated in the Extra Care accommodation
If the recommendations are approved, the council will start looking for a development partner in early April 2022, to build the extra care accommodation and other housing. Building work is predicted to start on site in Summer 2023.
These recommendations vary from the plans made before the Covid-19 pandemic. The pandemic has had a huge impact on health and social care, so the council and partner organisations have reassessed the care market and how colleagues deliver services, utilising technology and hybrid working.
The development will happen in phases, with the empty council-owned land off Worgret Road being the first area to undergo construction.
Cllr Graham Carr-Jones, Portfolio Holder for Housing and Community Safety, said: “Dorset Council is excited to be taking forward the Purbeck Gateway scheme – providing much needed accommodation for people with care and support needs as well as local people who want to stay in their hometown but have been priced out of the market.
“Creating these services will have huge positive impacts for people living in Purbeck, enabling people who need support to live independent lives in modern, purpose-built homes of their own, but with the benefit of on-site care and support when they need it.
“We will be able to use the latest technology and building design to create environments which help people stay independent for as long as possible.”
Purbeck Gateway is the working title for an exciting development project in Wareham. The vision for the project is a community-focused development incorporating primary health care facilities, social care support services and accommodation for all ages, affordable housing, and public green spaces and leisure facilities.
Extra Care Housing is a type of housing with care and support for residents over 18. It provides purpose-built apartments for individuals or couples who need care and support to stay independent.
In most schemes, people either rent their apartment or purchase through a shared-ownership model. There is an onsite care and support team present 24 hours a day, to respond to people when they need help. The building incorporates community facilities such as activity spaces, community cafes and gardens.
